What the numbers don't tell you
Tables help, but there are things a cell can't explain.
How inventory is counted in REDSP and in Metainmo
It's the most visible difference and the one that's most confusing at first glance. Metainmo publishes more than 18,000 units, REDSP publishes just over 2,100 references. It looks like a huge gap, but it's the same new-build portfolio counted two different ways.
REDSP counts references. If a developer builds 40 identical villas, that's 1 reference.
Metainmo counts units. The same 40 villas are counted as 40 units.
What kind of developments you find in each tool
REDSP only accepts developments with a minimum commission of 3%. Below that, the development doesn't go into the database. Metainmo doesn't apply that filter and developments with 1% or 2% commissions appear in its catalogue.
On paper it doesn't seem relevant, but when you're closing a sale and you discover that your real margin is half of what you expected, it stops being a small detail.
This also explains why the number of developments on each platform is measured differently: it isn't the same to accept everything that comes in as to apply a filter beforehand.

Search filters in Metainmo
Metainmo has a search engine with lots of filters. Some are useful for the end buyer on a portal (orientation, floor, views) and others are more technical.

Without a doubt, one of the most relevant factors when making a decision is the monthly cost it represents for your agency.
REDSP starts at €15/month with annual payment for Zone 3 (Costa Cálida + Almería) and includes, from that same plan: XML feed, microsites so you can send selections to clients, and landing pages (among other things). The sign-up fee in this case is €80.

Access to the developer's documentation
When you send a dossier to a client, what makes the difference isn't the public listing, it's the plans, the specifications, the renders and the up-to-date availability lists. That information is always in the developer's Dropbox.
REDSP gives direct access to each developer's Dropbox. You download plans and specifications without having to ask for them by email, without waiting for a reply, without depending on the developer's sales rep being available at seven o'clock on a Friday evening.
Metainmo downloads information from the developer onto its platform, but it doesn't give access to the developer's Dropbox. If you need something that isn't already on the platform, the enquiry goes through Metainmo, not directly to the developer.
The same goes for contact details: REDSP publishes the name, phone number and email of the person who handles each developer. In Metainmo, contact is channelled through the platform itself.
